1. RENTCafe: All TLA tenants shall pay any and all monthly fees via RENTCafe software to the Owner, or any other software of Owner’s choosing.

2. Property Use: No Ledson Property shall be occupied and used except for residential purposes by tenants and no business shall be conducted on the property.

A. Ledson Residential Property may be used as a combined residence and executive or professional office by the tenant thereof, so long as such use: (a) does not interfere with the quiet enjoyment by other tenants; (b) does not include visiting clients; (c) business activities take place solely inside the property/ apartment; (d) does not generate in-person visits by suppliers or clientele; (e) complies with all laws, regulations and ordinances applicable to the property/ apartment, including zoning, health and licensing requirements; (f) otherwise complies with this Declaration and is consistent with the residential character of the property; (g) no signs, logos, billboards, or other advertising materials or devices are displayed in the windows of the property, or on exterior of the residence, or on any common area, to advertise the activity; (h) the existence or operation of the business is not apparent or detectable outside the property/ apartment by sight, sound or odor.

B. No tent, shack, trailer, basement, garage, outbuilding or structure of a temporary character shall be erected or used on any Ledson property at any time as a residence, either temporarily or permanently.

3. Nuisances: No noxious, illegal, or seriously offensive activities shall be carried on within the property, nor shall anything be done therein that may be or may become a serious annoyance to or which may in any way interfere with the quiet enjoyment of fellow tenants.

4. Allowed Vehicles and Parking: Only ‘allowed vehicles’ shall be parked, stored, or operated on Ledson property.

A. Allowed vehicles shall mean appropriately licensed passenger automobiles, sports utility vehicles, motorcycles and trucks having a carrying capacity of ¾ ton or less, vans having seating capacity of (8) persons or less. Tenants shall park their allowed vehicles only in their garages or assigned parking spaces. Prohibited vehicles, that are not allowed to be parked or stored on the property include but are not limited to boats, RV’s, trailers of any kind, or vehicles in need of repair.

B. No excessively noisy or smoky vehicles shall be operated on or kept on Ledson property.

C. No work shall be performed on vehicles on Ledson property, including but not limited to oil changes, tire changes, motor repair/ replacement, etc.

D. All Ledson common area parking spaces shall remain permanently available for guest parking. Parking spaces shall be used for parking of allowed vehicles only and not for the permanent parking or storage of any prohibited vehicles. No parking space shall be converted into any use (such as a recreational room or storage room) that would prevent its use as parking space for the number of vehicles it was designed to contain. Further, no temporary structures/ carport structures are to be placed in or on any parking spaces.

E. The Owner, manager or agent of the Owner may cause the removal of any vehicle wrongfully parked on Ledson property, without notice. Further, the Owner, manager or agent of the Owner may cause the removal, without notice, of any vehicle parked in a marked fire lane, within fifteen (15) feet of a fire hydrant, in a parking space designated “handicap” or “loading/unloading zone” without proper authority or in a manner which interferes with any entrance to, or exit from, the property, parking space or garage located thereon. The Owner, manager or agent of the Owner shall not be liable for any damages incurred by the vehicle owner because of the removal in compliance with this Section or for any damage to the vehicle caused by the removal.

F. The provisions of this Section 4. A.-E. are intended to comply with the current requirements of Vehicle Code section 22658, which states,
“(a) The owner or person in lawful possession of private property, including an association of a common interest development as defined in Sections 4080 and 4100 or Sections 6528 and 6534 of the Civil Code, may cause the removal of a vehicle parked on the property to a storage facility.”

5. Garages:

A. No garage space shall be converted into any use that would prevent use for parking space of allowed vehicle/ vehicles.

B. Garage doors shall be kept closed at all times, except when in use by tenant for vehicle access, to and from garage space.

C. At no time shall tenant block or interfere with any other tenant’s garage space.

6. Storage in Common Area: Ledson common areas are not for storage of any kind.

7. Garbage and Rubbish Disposal: All rubbish, trash recycling materials and garbage shall be regularly removed from Ledson property and shall not be allowed to accumulate therein.

A. Trash, garbage, recycling materials and other waste shall only be kept in sanitary containers and all equipment for the storage or disposal of such materials shall be kept in a clean and sanitary condition.

B. No toxic or hazardous materials shall be disposed of within the property by dumping in the garbage containers or down the drains, or otherwise and all recycling and solid waste shall be confined to approved receptacles and enclosures.

8. Animals:

A. No animals, livestock, or poultry of any kind shall be raised, bred, boarded, or kept by any Ledson Properties tenant except that a reasonable number of ordinary household pets may be allowed, given prior Owner, manager, or agent of the Owner’s approval. No pet
shall be permitted to run free within the property, except within the tenant’s personal unit and backyard area, if applicable. Dogs shall at all times, while in common areas be on a hand-held leash. Each tenant shall be responsible for seeing that his pet or pets do not endanger health, make objectionable noise, or constitute a nuisance or inconvenience to other Ledson Properties tenants. No structure for the care, housing or confinement of any house or yard pet shall be permitted on Ledson property.

B. The Owner, manager or agent of the Owner, may require the permanent removal of any animal that he or she determines to be a danger to the health and safety of any other person or party, or otherwise to be a nuisance within the property. The owners and, or landlord may find that an animal is a nuisance if the animal or its owner continues to violate the rules regulating pets.

C. In no event shall any tenant bring or keep within Ledson property (a) any Pit Bull, Rottweiler, Doberman Pinscher, Mastiff, Presa Canario, or any other breed known as a “fighting breed” or any dog being a mix thereof; or (b) any other animal that has not been previously approved by Owner, manager, or agent of the Owner.

9. Radio, Television, Internet Antennas and Satellite Dishes: No tenant shall construct, install and/or use and operate a radio and/or television antenna, satellite dish, internet dish or an antenna one meter or more in diameter or diagonal measurement, other signal reception or transmission devices or related equipment on Ledson property. Installation of approved equipment shall be authorized by Owner, manager or agent of the Owner prior to installation and shall be performed by the appropriate party, approved by the Owner, manager, or agent to the Owner.

10. Clothes Lines: No exterior clothes lines shall be erected or maintained, and there shall be no outside laundering or drying of clothes. No draping of towels, carpets, or laundry over exterior railings shall be allowed.

11. Drug Use, Smoking, Vaping, and Illegal Activity: All Ledson Residental Properties are Smoke-Free and Drug-Free properties.

A. All Ledson Properties tenants agree not to engage in any criminal activity including any unlawful and, or illegal drug related activity anywhere in or on the property. Drug related criminal activity includes the illegal manufacture, sale, distribution, use or possession with intent to sell or distribute a controlled substance, as defined by Federal law.

B. There will be no growing, selling, storing, or cultivating of marijuana or other plants deemed to be unlawful or illegal by Federal law.

C. There will be no smoking or vaping of any tobacco products in or on Ledson property.

D. There will be no smoking or vaping of any marijuana products in or on Ledson property.

12. Landscape Maintenance:

A. Ledson Properties tenants will maintain the backyard landscaping, if applicable and are responsible for the health and condition of all plants including but not limited to the irrigation system. If at any time any repairs or plant replacement is needed, Owner, manager or agent of the Owner shall perform the work at tenant’s expense.

B. Ledson Properties tenants will not make any adjustments to the irrigation programming and agree to report any issues with irrigation, landscaping, maintenance, etc to the Owner, manager, or agent to the Owner in a timely fashion.

13. Property Maintenance:

A. Tenants are not to perform any construction work on Ledson property, including but not limited to repairing any damage caused by tenants – ie: patching holes in walls, trim, doors, cabinets; etc, any painting, hardwood floor damage, carpet damage, scratched or dented appliances, etc. Any necessary repairs shall be reported to the Owner, manager or agent to the Owner, immediately and shall be repaired by the Owner, manager, or agent to the Owner at tenant’s expense.

B. Tenants agree to use command strips for hanging pictures and to apply furniture pads to all furniture placed on hardwood floors.

C. Tenants agree to squeegee and wipe down shower doors after each and every use to avoid water stains.

D. Tenants agree to use non-invasive cleaning products on all surfaces, ‘MB Stone Care’ on the granite countertops and shower, and only water on the plumbing fixtures. ‘BONA’ shall be used on flooring. However, a deeper cleaning of 50/50 vinegar and water should be used on the floor to prevent build up every quarter. Improper use of cleaners on surfaces, fixtures, flooring and carpet can lead to damage. Tenant agrees to contact the Owner, manager, or agent of the Owner should there be any uncertainty.

E. Tenants agree that a maintenance inspection shall be performed annually as well as a final walk through inspection at the end of the lease term.

F. Tenants agree to leave the property in the same condition upon which it was delivered at move in. A final professional cleaning upon move out will be performed by landlord at tenant’s expense.

14. Rules and Regulations Compliance: Any failure of a tenant to comply with the Ledson Properties Rules and Regulations shall be found in default under the lease, regardless of whether the lease so provides. In the event of any such default, the Owner, manager or agent of the Onwer are immediately able take all actions to cure the default including, if necessary, eviction of the tenant.
