CONTACTWhat do you look for in a prospective tenant?
We expect tenants to be respectful of the property they are leasing, responsible in keeping the property in good condition, and prompt in their rental payments. We always conduct thorough background checks on applicants to ensure that the people who rent our properties can meet these expectations. Our background check includes a criminal check and we use the Experian system to check our applicants’ local and national rental and credit histories, and we verify your employment history and income. We also follow up references with past and present landlords to confirm a history of timely rent payments and proper maintenance of the property.
Our application process complies with all local, state, and federal regulations governing rental agreements as well as with the current best practices of the property management profession. We strictly abide by the Landlord Tenant Code and follow all Fair Housing (HUD) Guidelines.
Do you allow pets?
If the owner allows the breed and weight of the tenant’s pets, we will draw up a Pet Addendum to your rental agreement and add a pet deposit of up to 50% of one month’s rent to your deposit. You will be responsible for any damage your pet causes to the property as well as expected to adhere to all local pet owner laws and guidelines.
What is the fee for a late rental payment?
Late fees are generally a $75.00 flat fee. All rents are due on the first day of each month but we grant tenants a 5-day grace period each month. We will assess a late fee for any rent received after 5pm on the 6th day of the month. Late fees are only waived with Owner approval.
How can I terminate my lease?
You must give Ledson Properties written notice of your desire to terminate your lease at least 30 days prior to the end of your fixed lease term by submitting your request to the Ledson Properties Staff.
What if I have a problem with my unit outside of business hours?
For after-hours emergencies such as water leaks or fires, you may reach the property manager at: (707)931-9642. Please remember that in any emergency involving fire, flood, gas leaks, or natural disasters, you should call 911 and follow all instructions to ensure your safety.
What will you look for in your move-out inspections?
Ledson Properties conducts thoroughly documented move-in and move out inspections. We maintain the highest standards for the cleanliness and upkeep of the properties we rent, this is all specified in our lease agreements. Our move-in inspection makes sure you are not held responsible for pre-existing issues; our move-out inspection holds you responsible for the condition of the unit when you vacate it. You will receive a copy of the move-in inspection report after your move-in day, it will also be downloaded on your tenant portal. Any damages caused by excessive wear and tear on the property can be charged to the tenant, again, these terms are specified in the lease agreement.

What do I need to apply for a lease?
Use our online application form to apply for a lease on the property on the Available Properties page. Please be prepared to provide contact information for all employers and landlords for the past 2 years. All persons 18 years of age or older who will occupy the unit must complete an application. The application fee is $40.00 per adult. Our personal screening process guarantees you a quick response, and our friendly staff are ready to help you make a smooth transition into your new home.
Can I rent on a month-to-month basis?
Initial long-term leases are a minimum of twelve months or longer depending on the preference of the tenant. After the initial fixed lease, renters in good standing can in most cases renew on a yearly basis. The owner must approve month-to-month lease agreements or short-term extensions.
How do I pay rent?
Log in to your tenant portal on RENTCafe to select a rent payment option. You may pay online every month or schedule an automatic monthly payment. Arrangements can be made for tenants who are unable to use the RENTCafe platform to pay rent, with owner approval.
What is the Tenant Portal?
Log in to your Tenant Portal to make rent payments, set up an automatic payment plan, and to submit maintenance requests. Our team will register you on RENTCafe.com and will help you learn to use your Tenant Portal.
