CRITERIA
Income Requirement: The guideline followed is that tenant(s) must make approximately 3 times the amount of rent in their gross monthly income, which is standard for this local market.
Employment History: We check work history to verify dates of current and previous employment. A promising applicant should have a solid work history that does not exhibit gaps in employment.
Income Verification: We use various tools to verify a tenant’s income, including direct supervisor verification, current paycheck stubs, recent tax return documents, bank account statements, benefit statements etc.
Credit History: We run a standard credit report for each and every tenant to verify financial stability and to check for excessive debt or late payments on credit accounts. We do not set a minimum credit score requirement, as the Owner holds the option to review these scores on a case by case basis.
Public Records: We check for any criminal history or action. It is important for us to verify compliance with federal, state and municipal laws of all tenants applying to occupy a Ledson property.
